5 Most Effective Real Estate Marketing Tips

If you're just planning to sell your house on your own and don't want to wind up empty-handed, you have reached the right help at the right time. The real estate industry has had some interesting ups and down over the past decade - NAR (National Association of Realtors) membership hit its all-time high back in 2006 with 1,357,000 realtors before dropping dramatically with the housing financial crisis. However, since its rock bottom in 2012 (with 999,000 members), it has been steadily increasing, and with nearly 1,100,000 members in 2014, the competition among realtors is heating up.

Here are 5 most effective real estate marketing tips

1. Use Zillow profile - With over 188 million monthly viewers, Zillow provides the opportunity to get your business in front of thousands of new prospects. This resource from Zillow lists the steps to set up your own profile. Your profile allows you to share your listings with a large audience and connect with potential clients, increasing the likelihood of gaining a new buyer.

2.Make a Video Walkthroughs - While not as immersive as a Matterport 3D scan, video walkthroughs offer more insight into how a home is realistically represented. This doesn't have to be a professionally-shot video where you spend thousands of dollars. It could simply be something you shoot on a high-quality smartphone or even with your own drone. This strategy for marketing real estate will really give a better sense to the prospective buyer to allow them to understand what a space truly looks like in person. You could also splurge on a drone video by hiring someone or simply purchasing one and doing it yourself. This is a great way to save some money if you plan on doing a high volume of these videos.

3.Host an Event - Most realtors know about the value of hosting an open house. But if you want to get even more people involved, go beyond that idea and host local events that people can attend even if they’re not interested in a specific property. You might have a happy hour event or a simple networking gathering where you can introduce yourself to potential buyers and sellers in a casual setting. Give them a card or share your unique value proposition so they can easily get in touch with you when they’re ready for your services.

4.Social Media Influencers - Who are the social media influencers in the real estate market that you could reach out to? There are plenty in the luxury sector and there are plenty in the purely real estate segment as well. Your job is to search for the right influencers on the right platforms that you could collaborate with. If you have a small budget, this is a terrific way to market your real estate because you can get in front of hundreds of thousands or millions of prospective users without having to wait years and years to build up a big profile. However, be careful to vet the influencers well and ensure that their users are legitimate.

5.Email Campaign - Email marketing isn’t just about collecting email addresses and pushing your services. Use email as another avenue to nurture relationships and provide value to clients. It may be most effective for you to segment your email list and send out tailored content. For example, those who signed up for a first-time home buyer’s guide can get information aimed at those who are currently looking to buy. While those who have already bought a home with you can receive information about community events and general homeowner tips. This keeps them engaged so they’ll call or email you again the next time they plan on moving.
